Information for tenants about our rental properties in Leeds

Although we don’t charge any administration or agreement fees, tenants still need to pay:

  • a holding fee
  • a deposit

Our holding fee means we take the rental property off the market for you. We will return this to you in the form of a deduction from your first month’s rent. Should you decide not to proceed with the letting or your references are unsatisfactory the monies are non-refundable.

Because there may be damage beyond usual wear and tear we take a deposit. We or the landlord agree charges for any damages at the end of your tenancy.  We deduct these from your deposit. If there are no damages, we return your full deposit. We hold the deposit in Tenancy Deposit Schemes in accordance with legal requirements. We will provide you with full details of this in the Tenancy Agreement.

Due to landlord insurance not covering tenants’ possessions within the rental property, many of our  landlords require that you have your own contents insurance.

You will usually pay your own utilities and bills such as council tax, water, gas, electricity and telecoms.

We provide details of who to contact if you need maintenance at your rental property. Due to their minor nature, you are responsible for tasks such as supplying and changing light bulbs. Your Tenancy Agreement may specify that you are responsible for the cost of repairs when they been caused by carelessness or negligence.

Finally, if the property comes with a garden, you are usually responsible for its regular maintenance. However, your Tenancy Agreement will make this clear.

Quick Guide to living in Leeds

Why look for rental properties in Leeds? Because it’s a great place to live and work.

The city has long been home to inventors and innovators. Today it is one of the main players in the “Northern Powerhouse”. The city is thriving, with lots of investment and development, and major companies relocating their headquarters here.

Leeds city centre is compact and easy to walk around. Look up from the streets and you will see countless, beautiful listed buildings.

Leeds is something of a shopping Mecca, with five miles of shopping streets. There’s a large pedestrianised area, an expansive and modern city centre mall, and exquisite Victorian arcades.  Leeds has everything from high street giants to vintage boutiques and quirky market stalls. The Victoria Quarter is the premier shopping centre in the North of England. It’s also home to the first Harvey Nichols store to open outside of London.

If shopping’s not your bag, there are plenty of other activities in Leeds. Maybe you like sport – you can watch international cricket and rugby super league at Headingley. Or perhaps you’d enjoy a bit of culture at Opera North, Northern Ballet, the West Yorkshire Playhouse and Leeds Grand Theatre?

In addition Leeds has fabulous visitor attractions such as the Royal Armouries, Harewood House, Temple Newsam House, and Roundhay Park. Many events take place at these locations throughout the year, from music festivals to fireworks displays.

Finally, the central position of Leeds within England and its excellent transport connections mean everywhere is easily accessible. Leeds has the busiest rail station outside of London, and major motorways and main roads heading in all directions. Maybe you want to visit Emmerdale or Last of the Summer Wine country? Or perhaps you want a long walk in the Yorkshire Dales or North York Moors, and a crafty country pint. If you want to travel further afield, our international airport is just a short drive from the city centre.
