Information for tenants about our rental properties in Leeds
Although we don’t charge any administration or agreement fees, tenants still need to pay:
- a holding fee
- a deposit
Our holding fee means we take the rental property off the market for you. We will return this to you in the form of a deduction from your first month’s rent. Should you decide not to proceed with the letting or your references are unsatisfactory the monies are non-refundable.
Because there may be damage beyond usual wear and tear we take a deposit. We or the landlord agree charges for any damages at the end of your tenancy. We deduct these from your deposit. If there are no damages, we return your full deposit. We hold the deposit in Tenancy Deposit Schemes in accordance with legal requirements. We will provide you with full details of this in the Tenancy Agreement.
Due to landlord insurance not covering tenants’ possessions within the rental property, many of our landlords require that you have your own contents insurance.
You will usually pay your own utilities and bills such as council tax, water, gas, electricity and telecoms.
We provide details of who to contact if you need maintenance at your rental property. Due to their minor nature, you are responsible for tasks such as supplying and changing light bulbs. Your Tenancy Agreement may specify that you are responsible for the cost of repairs when they been caused by carelessness or negligence.
Finally, if the property comes with a garden, you are usually responsible for its regular maintenance. However, your Tenancy Agreement will make this clear.
